Throughout the U.K. 95% of commercial property owners are yet to claim all of the capital allowance relief that they are entitled to for the integral features of their property.

In layman’s terms, if you have purchased a commercial property over the last several years there is a good chance that you are entitled to a significant tax refund or tax relief.

As most people know, a business that purchases machinery for their business can claim capital allowance against their tax for deterioration of that machine. The same thing applies to commercial properties.

How does it work?

If a commercial premises has been purchased over the last few years we can usually find a capital pool of 25% of the total purchase price of the premises. The capital pool is the amount of that you can claim against your tax. For example, if you have purchased a commercial building for £500,000 we will normally find a capital pool of £125,000.

The entire amount of this pool can then be claimed against your tax bill, which will then result in a tax refund or tax relief. It is that simple.

Qualifying criteria

The legal entity or private individual who owns the building must be a UK tax payer.

The purchase price of the business property must have been at least £250,000.

The owner may own the business property outright, have a mortgage or have a lease with at least 23 years remaining on it.

The owner must be making a profit and intend to continue to be profitable for the next 4-5 years in order to utilize the Capital Allowance pool on a WDA (Write Down Allowance) of 20% per annum.

How do I start my claim?

To start your claim we just need you to answer these five simple questions.

1. In which Year did you purchase the premises?

2. How much did you pay for the property?

3. What type of business is the property used for? (Public house, hotel, office, etc…)

4. What rate of tax do you pay?

5. If you are a Ltd company, when does your year end?

Once we have this information, one of our specialist accountants will give you a call and explain everything in more detail and tell you what sort of refund you can expect to receive. Like all our services this is carried out on a NO WIN -NO FEE basis but we do charge between 5-7% of the total capital allowance pool. If we are unsuccessful with your claim or the capital allowance pool is less than £50,000 there will be no charge to the customer.
